• Strong earnest money deposit

• Limited contingencies

• Flexible closing timelines

• Appraisal gap coverage (when appropriate)

March Recipe of the Month

Garlic Braised Corned Beef with Dark Beer, Pickling Spice & Chinese Five Spice

A bold twist on a St. Patrick’s Day classic — deep flavor, tender texture, and just enough edge to stand out.

Ingredients

• 1 (3–4 lb) corned beef brisket (with spice packet)

• 1 bottle dark beer (Guinness or other stout)

• 1 cup beef broth

• 6–8 garlic cloves (smashed)

• 1–2 tbsp pickling spice

• 1 tsp Chinese five spice

• 1 tbsp brown sugar

• 2 tbsp Dijon mustard

• 1 onion (sliced)

• 3 carrots (chunked)

• 1 small head cabbage (cut into wedges)

• 2 tbsp olive oil

• Fresh thyme (optional)

Instructions

1. Preheat oven to 325°F.
2. Heat olive oil in a Dutch oven over medium heat. Add sliced onions and smashed garlic to the bottom.
3. Place the corned beef on top, fat side up.
4. Sprinkle Chinese five spice over the brisket. Add the spice packet and the additional pickling spice (tip: tie pickling spice in cheesecloth for easy removal).
5. In a bowl, mix dark beer, beef broth, brown sugar, and Dijon mustard. Pour around the beef.
6. Cover and braise in the oven for about 3 hours.
7. Add carrots and cabbage during the last 45–60 minutes of cooking.
8. Remove from oven and let rest 15 minutes before slicing against the grain.
